Custom Home Design and Drafting
Nearly 1,000 homes since 1987.
|
Jim Liesen has completed nearly 1,000 residential projects in the desert southwest ensuring local knowledge and experience to help your job run smoothly. Although Jim has over 20 years experience in the field of drafting, he is not a licensed architect and cannot contract for commercial work, per AZ state laws.
The process begins with an evaluation of the site conditions. Then a space-use plan is developed showing where certain features onsite will be located. From there, design drawings are formulated according to the four components listed above.
When the design is complete, the owner's authorize the construction plans, which are the final and actual plans builders use for permits and construction.

"I do not consider the job "complete" until the client moves into their new home. This is an important distinction, since many onsite decisions during construction are made after the plans are issued the "approved" stamp by the local Building Official. I feel that the finished product is a reflection on my reputation as well as yours, and make myself available to all clients until the project is completed."
Liesen Communications offers a very personally tailored service which caters to your needs. Some customers know all about construction and need a simple set of builder plans, while others have never been through this process yet and need a lot more personal attention.
"Every job is unique - even if it is a model home with some changes. Every customer and their needs are unique, not just a number."

All proposals are made to order based on the various needs of the client, but everyone always wants to know how much they will be charged "per square foot."
Due to the individuality of each project and customer, design fees, drafting fees, and engineering fees vary. Liesen Communication's fees are competitive and are not based on market forces. Rather, they are based on actual worktime spent on your project.
